Plot Technical Inspection

The suitability of each plot starts with the right technical inspection.

Before purchasing a plot of land, it is recommended that a technical inspection of the land is carried out by the buyer’s engineer. The inspection, which assures the buyer as to the quality of his purchase, has two parts:

Urban planning issues

The urban planning issues of the property (e.g. building factor, coverage, permissible height, existence of any parts of the property that may be built on, etc.)

Land  location

The possibilities of what can be built on a  given plot of land, depending on its location (e.g. road width, adjacent properties, forecourts, etc.).

For example, there may be two plots of land with an area of 180 m2 and the same coefficients, but due to different conditions such as those mentioned above, one of them may be able to build a  120-m2 story, while the other one can only build a 80-m2 story.

It is therefore clear that, before purchasing a plot of land which will lead to a considerable amount of money being spent, a thorough check by the buyer’s engineer is crucial.
