Required studies
The required studies for a building permit differ depending on the type of building. In general, the following are needed:
- Architectural study
- Structural study
- Surveying study
- Energy efficiency and thermal insulation study
- Water supply & drainage study
- Study of electrical installations for strong and weak currents
- Phototechnical study
- Heat loss & heating study
- Air-conditioning & ventilation study
- Active & passive fire protection study

- Design of lifting systems, e.g. lift
- Design of the surrounding area
- Time scheduling study
Based on the nature of the project, further special studies, such as soil engineering or hydrogeological studies, may also be required.
Implementation study
The implementation study is the most critical design stage, as it improves the quality of the project and reduces its cost. Often, for cost reasons, implementation studies are not carried out. This leads to the exact opposite result, which is namely increased costs and inconvenience to the owner.
The benefits of implementation studies are multiple:
Correct instructions can be given to workers, in order to avoid changeovers and repairs.
The required materials and necessary work are accurately budgeted so that detailed quotes for the construction can be provided.
The materials to be used in the construction are specified and selected, which results in safe and functional buildings.
Finally, this is the only way to specifically achieve the desired result, as one can get an idea of the final state of the building before it is even constructed.
As Built
As built projects will prove extremely useful in the future.
During the lifetime of the building, which is estimated to exceed 80 years for new constructions, many alterations and renovations will take place. Without layouts, one does not know what lies behind walls and columns. Having those files helps avoiding the meaningless effort of searching for what has been done and allows to safely and economically proceed with the desired modification.
